Maintenance Standards
- Emergency – 24 hours a day, immediate response and attention. Tenant is advised of process throughout. Response Time – immediate Repair Response - immediate response and attention Examples - Fire, flood, life safety, broken toilet (if only one toilet in unit) No heat.
- Urgent – 4-hour response. Target repairs within 1 business day unless dependant upon material order. Tenant is advised of process throughout. Response Time – 4-hour response. Repair Response - 1 business day unless dependant upon material order. Examples - Non-emergency matters such as a blocked toilet (if there is more than 1 in the unit) lock-out, health and safety.
- High Priority – 1 business day to acknowledge receipt of the request, 1-2 business days to assess depending on issue or severity. 7 business days to repair unless materials need to be ordered. Tenant is advised of process throughout. Response Time - 1 business day to acknowledge receipt of the request. 1-2 business days to assess. Repair Response - 7 business days to repair unless materials need to be ordered. Examples - Appliances, broken window, clogged sink.
- Scheduled – 2 business days or less to acknowledge receipt. Will be handled on a priority basis or as the budget allows. Priority is given to repairs that pose a health or safety risk such as electrical and plumbing problems. Minor or non-urgent repairs such as ripped screens or broken closet doors could take up to 30 days or more. Tenant is advised of process throughout. Response Time – 2 business days or less to acknowledge receipt. Repair Response - Priority to Health and Safety. Minor repairs up to 30 days or more.
- Pests – You will not be evicted for reporting a pest control issue. Report will be acknowledged within 1 business day. Inspection and/or treatment will take place upon their next regular visit or within 1 week. Follow up 10-14 business days after treatment, depending on the pest. Tenant is advised of process throughout. Response Time – 1 business day Inspection/Treatment - upon their next regular visit or within 1 week with follow up in 10-14 days of treatment.
